Built-up area –
This includes the entire carpet area and pillers/walls. It does not mean surface area, but the thickness of the internal walls within a unit. Most of the time, 20% of such built up area constitutes the walls. The built up area also include dry balconies, flower beds, etc. It covers 10% of the built up area.
Therefore, the total usable area is about 70% (carpet area)
Example-
built-up area is 2000 sq ft, and carpet area is marked as 80 percent. This implies that only 8
1600 sq ft of the area is usable area.Here, the usable area may include terrace, rooms, balcony, bathrooms and kitchen or any other usable area in the house. Rest of the area which is 400 sq ft is the non-usable area.
Floor area –
Floor area is same as built area including the outer to outer wall dimensions.it Includes gross horizontal area of all floors and sum of the area of each floor is included under floor area. It doesn’t include wall and columns. Normally area over which one walks. Plinth area is 30% to 40% more than floor area. Area of balcony upto 50% is included under floor area.
Carpet area –
1. It is the useful / liveable / lettable area
2. It excludes the wall area
3. Excluded the circulation area like verandah, corridor, lift, passages etc
4. All non-livable areas like kitchen, pantry, stores, entrance to different rooms
5. In general it is the area which we likely to place carpet over the floor
6. 50% to 65% of plinth area of residential buildings are considered as carpet area and 60% to 75% of plinth area of office building are carpet area.
Plinth area-
1. Area covering the basement portion of a building including wall area is called Plinth area or built up area.
2. Why it is known as built up area is; all the other particulars of a building are constructed over this area.
3. This includes the balcony and parapet portion and even verandah also.
4. The plinth offsets are exempted from plinth area.
5. Porch adjacent to the building other than cantilevered is also included.
6. Any projected area of the building above terraced portion like towers, sunshades, domes, cornices etc are excluded from plinth area.
