What is a Carpet Area?
The carpet area is the area between wall to wall. Here the thickness of the wall doesn’t include because as mentioned it is the distance between wall to wall.
A carpet area can be simply understood as the area in a room or hall on which a carpet can be used to cover the ground surface of it. It becomes very important while looking for a house. Because it gives an idea about the length and width of the room, so we can get an idea about the room which we are looking for.
As we can understand from an example. Let’s suppose a person whose name is Keshav and he wants to buy a house for himself and he needs to have a good space of the room. So to know about the room size which he is looking for, he needs to know the carpet size of the room. After that, he can get an idea about the size of the room. Thus it plays a very important role while selecting any house to buy.
Carpet Area Meaning
Carpet area is the area of the room between two walls where the thickness of the wall is not included. It means in simple words carpet can simply be defined as the area of the room where carpet can be used to cover it
Carpet Area as per RERA
Carpet area as per RERA can be defined as the distance between wall to wall excluding walls thickness, external balcony area of the apartment, the area under suitable shafts, and the other area of the room. Generally, the carpet area is 70% of the build-up area.
What is the Formula for Carpet Area?
Carpet area = Area of the room – thickness of the wall or Carpet area = Inner wall area + floor area
How to Calculate Carpet Area?
The formula of carpet area is as follows:-
Carpet area= Area of the room – thickness of the wall
It means carpet area can be calculated as at first calculating the total area of the room then after that subtracting the thickness of the wall from the area of the room. By using this formula we can get the carpet area of the room.
We can understand it by taking an example. As above mentioned the carpet area is 70% of the built-up area. So if the build-up area is 1000 sqm, then the carpet area of the room will be 700 sqm. If we know the built area of the room then we can get to know the carpet area.

What is the Built-Up Area?
The built-up area can be defined as the total area covered including the wall of an apartment. It means it includes the internal wall and external wall of the apartment.
In simple words, the built-up area is the sum of the carpet area and the thickness of the wall. So we can say that the built-up area includes the following:-
- Carpet area
- Internal wall and external wall
- Interior parts of an apartment.

Difference Between Carpet Area and Built-Up Area

What is a Super-Built-Up Area?
Super built-up area includes the whole area of the apartment. This means it includes (common access area) the lobby of the apartment, lift of the apartment, area of the room in the apartment, and many more. Thus it gives the idea about the area of an apartment where from the entrance lobby to the room is included.
Let’s take an example to understand the super built-up area in detail. So if anyone wants to buy a building. So for that, at first he would want to know the area of that building. And the area of that building can be found out through the super built area.
Super built-up area includes an entrance lobby to the room, so it will give a perfect idea about the area of the building. And this will make the buyer understand the whole dimensions of the building. And then he would be able to get a perfect idea about the building which he wants to buy.
Difference Between Carpet Area and Super Built-Up Area

How to Calculate Super Built-Up Area?
Formula of calculating super built-up area is
Super built-up area = Carpet Area (1+ Loading Factor)
Super built-up area has a loading factor of 1.25 which has to be a multiplier to the carpet area, and it is 25 to 30 percent of carpet area.
What is Saleable area in RERA?
Saleable area is just a carpet area (so it is also known as Carpet Area) where we can use the carpet to cover the area. So it can be considered to be a carpet area where a balcony, Varanda, and other surfaces of the apartment are included.

Plinth area vs Carpet area
There is a lot of difference between the plinth area and the carpet area. Some of the differences are listed below:-
